These terms govern your use of TrueFolio. By creating an account, you agree to them. Please also read our Privacy Policy, which explains how we handle your data.
TrueFolio is operated by 17242654 Canada Inc. ("we," "us," or "TrueFolio"). By downloading, creating an account for, or otherwise using TrueFolio (the "App"), you agree to be bound by these Terms of Service ("Terms"). If you don't agree, please don't use the App.
TrueFolio is a rental property record-keeping tool for Canadian landlords. It helps you track rental income and expenses, organize supporting documents, and generate summaries formatted around the CRA's T776 Statement of Real Estate Rentals. An account is required to use the App, since your data is stored in your own cloud-backed portfolio.
You retain ownership of the property, tenant, and financial information you enter into the App ("Your Content"). By using the App, you grant us a limited license to store, process, and transmit Your Content solely to provide and maintain the service to you. We do not claim ownership of Your Content and do not use it for any purpose beyond operating the App, as described in our Privacy Policy.
You're responsible for the accuracy and legality of Your Content, including having the right to store any tenant information you enter.
You agree not to:

The App is provided "as is" and "as available," without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the App will be uninterrupted, error-free, or that any data will never be lost, though we take reasonable measures to protect it (see our Privacy Policy).
To the fullest extent permitted by law, TrueFolio and its operators will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of data, income, profits, or tax penalties arising from your use of, or inability to use, the App — including any reliance on figures or reports the App generates. Our total liability for any claim arising from these Terms or the App will not exceed the amount you paid us, if any, in the twelve months before the claim arose.
You may delete your account — including your login credential and all associated data — at any time directly within the App under Profile → Account → Delete Account, without needing to contact us. We may suspend or terminate your access if you violate these Terms or if we reasonably believe your use poses a risk to the service or other users.
These Terms are governed by the laws of the Province of Ontario, Canada, without regard to its conflict-of-laws principles.
We may update these Terms from time to time. If we make material changes, we'll update the effective date above and, where appropriate, notify you within the App. Continuing to use the App after changes take effect means you accept the updated Terms.
